Situated in Midtown East, 950 Third Avenue is a multi-tenant office building undergoing a strategic refresh to attract and retain high-quality tenants in a competitive leasing environment.
Commercial Office Interior Renovation and Pre-Built Suite Design
NLSA was introduced to the property through the leasing broker (Newmark) and initially provided test fit and leasing support for multiple suites. Once a lease was secured, the owner engaged NLSA to develop a new interior design standard for the building — a scope that included three tenant suites, the corridor, elevator lobby, and core restrooms.
The work required careful management of a tight budget and schedule, as well as clear coordination with ownership, asset management, and the broker team. NLSA maintained a hands-on presence throughout the process with weekly site visits to guide decision-making and ensure alignment with leasing timelines and tenant expectations.
The intent of the redesign was to create a clean, sophisticated, and modern workplace environment with strong appeal to a range of potential tenants.
Elevator Lobby
The elevator lobby features warm wood-paneled walls with vertical fins to introduce texture and contrast. A floating ceiling with concealed lighting creates a soft glow that enhances the upscale atmosphere. Stone-look flooring and biophilic elements add warmth and create a welcoming arrival experience.
Corridor
Designed to feel bright and open, the corridor features large-scale geometric patterned carpet and modern linear lighting to visually extend the space and draw tenants toward their suites.
Core Restrooms
The restrooms balance clean lines with warmth and texture. A warm gray stone-look vanity is paired with wood-look paneling and flooring, while white tile and black fixtures maintain a modern aesthetic. Layered lighting—including linear recessed fixtures and decorative sconces—ensures a well-lit, spacious, and inviting feel.
Tenant Suites (A, B, C)
Suites A and C were designed as pre-built spaces reflecting the new building standard, with neutral palettes, light wood-look flooring, and accent wood ceilings that bring warmth and flexibility. Full-height glass office walls promote natural light, while contemporary linear lighting ensures bright, energy-efficient illumination.
Suite B, leased to Talpion, included specific lighting upgrades requested by the tenant. NLSA provided a more uniform and efficient lighting layout, replacing outdated fixtures to meet the tenant’s operational needs and enhance visual comfort.
The result is a cohesive, timeless interior palette and lighting strategy that elevates the building’s identity and supports long-term leasing success.
