Pre-Built Tenant Space Fit-Out NLSA was engaged to design a high-end pre-built office suite within a premier Class A building to attract discerning tenants in a competitive Midtown market. After sitting vacant for several years, the space was transformed into a strategic, move-in-ready environment tailored to meet the operational needs of National Optical Company. Our team provided comprehensive base building documentation and valuable insights during the pre-build phase to streamline future fit-out efforts. This collaborative approach ensured a seamless transition for the tenant and their architect, enabling efficient customization of the space while maintaining the original design vision.
Design
The final layout, conceived during the pre-build phase, featured large, open office areas balanced with private offices and meeting spaces. Attention to material selection, detailing, and proportion created a sophisticated aesthetic, elevating the value of the pre-built suite and positioning it as a ready-to-occupy, high-end workplace solution.
A key challenge involved addressing an awkward circulation area surrounding the elevator shaft. NLSA developed an innovative layout that not only mitigated the space constraints but also transformed them into an opportunity to enhance the tenant experience.
Working alongside Garnett Architects, NLSA helped shape an executive-style environment with private offices, conference rooms, open workstations, and flexible drop-in areas—all within the original architectural framework.
To activate the formerly underutilized open area near the pantry, the team introduced thoughtful furnishings including lounge-style seating and a communal table. These additions created an informal collaboration zone that supports the tenant’s workplace culture and enhances the functionality of the space without altering the original design.
