Commercial Office Fit-Out and Tenant Modifications NLSA was engaged to provide turnkey architectural services to tailor an existing pre-built office space for Vault Insurance. Having previously designed the original pre-built space for the building owner, NLSA was a natural choice to lead the tenant-specific alterations.
Once the lease was finalized, NLSA worked closely with the tenant team to integrate their program requirements into the space while maintaining the design integrity and open feel of the original concept.
Design
The tenant fit-out focused on enhancing privacy and creating functional zones within an open office plan. Key modifications included the addition of private offices and breakout areas, as well as a distinctive “jewel box” conference room positioned near the elevator lobby to provide a visual and physical transition into the main workspace.
Throughout the renovation, NLSA preserved the original design intent of a clean, open ceiling with black accent details. Even with the introduction of enclosed spaces, the floor plan maintains an airy, modern aesthetic that aligns with the tenant’s brand and operational needs.
